Planning Permission Granted - 9 Dwellings, Cornwall

PROJECT SUMMARY
This project involved the promotion of a constrained site within an established settlement, requiring careful consideration of planning policy, site context, access arrangements, and neighbouring uses.
Planning permission was granted for nine dwellings following the development of a clear planning strategy and constructive engagement with the local planning authority.

PROJECT OVERVIEW
Location: Gweek, Cornwall
• Proposal: Residential development up to a maximum of 9 dwellings
• Site context: Constrained site within an established settlement
• Planning authority: Cornwall Council
• Outcome: Full planning permission granted

PLANNING STATEGY AND OUR ROLE
Our involvement covered the full planning process from early appraisal through to determination.
This included:
• Planning risk and site appraisal
• Development of an appropriate planning strategy
• Preparation and submission of the planning application
• Ongoing negotiation with the local planning authority
OUTCOME
Full planning permission was granted for nine dwellings. The approved scheme represents a viable and deliverable form of residential development that responds positively to its context and relevant planning policy. This scheme demonstrates how early planning appraisal and a clear strategy can unlock development potential on constrained sites, reduce risk, and provide greater certainty before significant investment decisions are made.
SITE CONTEXT
The site was located outside of the village boundary and presented a number of constraints that required careful assessment, including its relationship with surrounding development, access considerations, and compliance with local planning policy. Early review of the site and policy context was essential in identifying realistic development potential and shaping an appropriate planning approach. It was demonstrated that the site related well to the existing settlement, notwithstanding its position outside the defined village envelope.

If you are considering the development potential of a site, early planning advice can help identify risk and establish a clear strategy before major commitments are made.
