Planning consultant in Truro

Green Light Planning is an independent planning consultancy working across Truro and the surrounding parishes, from Probus and Tregony to the Roseland and the Fal estuary. We advise homeowners, buyers, landowners and small developers on planning applications, appeals, enforcement matters, listed buildings and feasibility appraisals, and we meet clients in the city or on site.

Planning in Truro

Applications in and around Truro are determined against the Cornwall Local Plan, the Truro and Kenwyn Neighbourhood Development Plan and the Climate Emergency Development Plan Document. Much of the city centre lies within the Truro Conservation Area, so alterations to older buildings often need listed building consent or a heritage statement alongside the planning application. Outside the city, the villages along the A390 and across the Roseland carry their own constraints, including the Area of Outstanding Natural Beauty, flood risk along the creeks and the settlement boundaries in the neighbourhood plans, and it is these constraints that most often decide whether a scheme is deliverable.
We know the local policies and the way Cornwall Council's officers apply them, which allows us to say early whether a proposal is likely to succeed and what it needs to get there.

Recent work in the Truro area

We have advised on a change of use from residential to a dental surgery on City Road in Truro, a replacement contemporary dwelling at Hill House in Probus, linked applications at Fore Street in Tregony, and the padel and multi use games area at St Mawes Recreation Ground, where we resolved the biodiversity net gain requirements. Further examples are on our Projects page.

How we work

The first step is a conversation about what you want to achieve, the site and its planning history. For most enquiries we then recommend a fixed fee desktop appraisal at £129, which sets out the designations affecting the site, the relevant policies and an honest written view on prospects before any drawings are commissioned or fees committed. If you go on to instruct us for the application, half of the appraisal fee is credited against that work.
